Lantern House from Model to Reality

As part of the Seaport District’s transformative redevelopment, I led the complex design coordination for 250 Water Street—a 27-story mixed-use tower featuring approximately 400 residential units and a five-story commercial base.

Working across a full consultant team—including the Architect of Record, MEP, structural, façade, and sustainability experts—I helped guide the design to align with both historic preservation requirements and LEED Platinum performance goals.

This project exemplifies my ability to lead complex, city-facing developments in sensitive landmark zones while balancing commercial, community, and regulatory priorities.

At 35 Hudson Yards, one of Manhattan’s premier luxury towers, I supported end-stage project coordination and closeout strategy.

My work focused on refining turnover standards and managing final punchlist reviews, including walkthroughs with ultra-high-net-worth individuals and VIP clientele.

This experience deepened my expertise in white-glove delivery, high-end finishes, and brand-aligned resident onboarding for flagship residential assets.

At the uniquely designed Lantern House project, I implemented a standardized punchlist tracking protocol that dramatically improved closeout efficiency. By synchronizing field inspections, construction reports, and buyer feedback, we achieved a 70% improvement in resolution timelines—a system that became the benchmark across Related’s residential portfolio.

From transformative mixed-use towers like 250 Water Street to luxury residential landmarks such as 35 Hudson Yards and the Zaha Hadid-designed residences, each opportunity has sharpened my ability to drive innovative solutions while delivering measurable value.

Supporting the closeout phase of the late Zaha Hadid’s only New York City residential project, I worked to ensure unit delivery matched the architect’s original design intent.

My role included collaborating with trades and construction managers to fine-tune punchlists, review architectural finishes, and ensure each residence met the standards expected for such a globally significant development.

Iconic Design Execution

Additionally, pioneering work such as winning JCDecaux’s first major airport advertising contract at LAX illustrates my versatile project management skills and my capacity to excel in diverse, high-stakes environments.

While not in the development industry, my role in helping JCDecaux secure the LAX airport advertising contract was foundational to my future in real estate and construction.

I co-led the creation of a multimillion-dollar RFP response—JCDecaux’s first major win in the Los Angeles market—managing a complex submission that blended branding strategy, compliance documentation, and commercial terms.

The process sharpened my ability to craft persuasive bids, coordinate across cross-functional teams, and negotiate with public agencies—skills that later became essential to my success in construction management and development.

This experience laid the groundwork for the structured proposal, contract negotiation, and regulatory coordination work I now lead in large-scale development projects.
